Cottages are not just small houses

A beach cottage or lake house has different priorities from a suburban colonial. The porch is the living room, the lot is tight, the view is the reason you bought it, and the house may sit empty from October to May. A shade product that works for a big patio can be wrong for a 10-foot porch, and the best answer is often smaller and simpler than people expect.

We install motorized retractable screens, retractable awnings and exterior solar shades throughout Connecticut. Here is how we match them to a cottage, starting with the questions we ask on the first visit.

Matching the product to the cottage porch or deck

Bugs on a porch you want to keep openA motorized retractable screen between the posts gives you a bug-free room that disappears when you retract it. It suits porches up to 25 feet wide per unit.
A slider onto the deckA Mirage retractable door screen keeps the door open to the breeze without letting insects in, and stays out of the way when you are not using it.
Hot sun on a small deckA retractable awning gives overhead shade and light rain cover. Widths run from 10 to 40 feet with projection up to 12 feet.
Glare off the water into the living roomAn exterior solar shade cuts glare and heat before it hits the glass and keeps an outward view.

Shoreline cottage shade screens: bugs, wind and the view

Water brings insects. Cottages near marsh edges, coves and lake shallows see mosquitoes and other flying insects at dusk, which is exactly when you want to be on the porch. Standard insect mesh blocks about 90% of insects and keeps the highest visibility. Connecticut’s Mosquito Management Program also urges you to remove standing water around the house, which a screen cannot do for you. See our post on mosquito protection with retractable screens.

Wind is the second factor. A cottage on a point or a lake open to the wind gets hit harder than the same house inland. Wind mesh reduces gusts by up to 65% and optional wind sensors retract the screen automatically, but our screens are rated for moderate wind, and none are a storm barrier. For the full picture on everyday wind, read windbreak screens in Connecticut.

The view is the third. Insect mesh keeps the most visibility, solar mesh trades some for sun and UV control, and privacy mesh gives the most seclusion. On a tight cottage lot where neighbors are close, privacy mesh can make a porch feel like your own room by day, while still passing light.

Seasonal homes: who retracts it when you are away?

This is the question cottage owners should ask before buying anything. A motorized awning or screen is only protected from weather if somebody retracts it. If you close up for winter, retract everything before you leave and follow our guide to winterizing a retractable awning. If the cottage is empty during storm season, read our storm prep guide for awnings and screens and have a plan.

If nobody will be at the cottage for long stretches during storm season and nobody can retract the awning, a retractable product is a poor fit. A wind sensor helps on ordinary gusty days, but it is not a substitute for a person. We would rather tell you that at the estimate than sell you something that gets damaged in your absence.

Older framing, close lots and approvals

Cottages are often older, and older framing can be uneven. We measure every opening, look for solid structural members to anchor a housing into, and tell you if blocking or a different mounting is needed. Close lots mean screens and awnings must respect property lines and roof overhangs, and many beach and lake communities have associations that review exterior changes.

The state also regulates coastal work. According to the DEEP coastal permits fact sheet, authorization is needed for activities in tidal wetlands or waterward of the high tide line. Screens and awnings mounted to the house generally sit landward of that, but if your cottage is very close to the shore, check first. See our other coastal pages for Old Saybrook, East Lyme and Groton.

What cottage owners usually spend

Project Typical installed range
Single door or small opening screen $800 to $3,000
Porch or patio opening, 8 to 16 ft $2,500 to $7,000
Motorized retractable awning Commonly $4,500 to $14,000+
Full multi-bay screen enclosure $8,000 to $20,000+

These are ranges, not quotes. Size, fabric, motor and mounting all change the number, so we quote after measuring. Our screen cost guide and awning cost guide explain the variables, and our post on exterior shades for UV protection helps if fading is on your list.

When shade screens are not the right answer for a cottage

If the structure is a flat open deck with no overhead frame or header, there may be nothing to mount a screen to. If the cottage is exposed to full wind off open water and you want it usable in a storm, retractable products are the wrong tool. If the wall behind the porch is not structurally sound, a fix to the wall comes first. We will say so at the estimate.

Frequently asked questions

What shade product suits a small shoreline cottage porch?

For a small porch, a motorized retractable screen mounted between posts or under the porch ceiling keeps bugs out and rolls away for the view. For a slider onto a deck, a retractable door screen is the lightest fix. If the problem is hot sun on a deck, a retractable awning is the better call.

Can I put an awning or screen on an older cottage?

Often yes, but older framing deserves a closer look. We measure, find solid structural members to anchor into, and tell you if blocking or reinforcement is needed. We quote after measuring, and we will say so if a wall or header is not suitable.

How do I handle awnings and screens when the cottage sits empty in winter?

Retract and secure them before you leave and follow our winterizing guide. Motorized units are convenient, but they need someone to retract them. If nobody will be there in storm season, a retractable product may not be the right fit.

Will screens help with mosquitoes near a lake or marsh?

They help a lot with flying insects at dusk, and the standard insect mesh blocks about 90%. They do not replace draining standing water, which the state recommends. See our mosquito protection guide.

What does it cost to shade a cottage porch or deck?

It depends on size and mounting, and we quote after measuring. A single door or small opening screen typically runs $800 to $3,000 installed, a larger porch or patio opening about $2,500 to $7,000, and a motorized awning commonly $4,500 to $14,000+. Our screen cost guide has the details.

Do I need a permit or approval near the water?

Screens and awnings that attach to the house usually do not need the state coastal permits that apply to work in tidal wetlands or waterward of the high tide line, but your town, flood zone and any association can have their own rules. Check before you order if your cottage is close to the shore, and we can supply drawings.
